James Crone & Associates' Property Management Division was originally formed in an effort to better serve our clientele’s needs, to professionally manage their commercial property.  Through the years it has been determined that a property well managed is a property that will ultimately be leased more quickly and exhibit consistently higher levels of occupancy than a property that has been haphazardly managed.  Professionally managed and maintained commercial property will achieve the highest value in the event of a refinance and the highest sale price at the time a property is sold.  Our Property Management Division, together with the power of James Crone & Associates, Inc.'s other divisions, can exhibit complete professionalism in representing your property throughout any and all business changes as well as the routine day-to-day management.  Our property management staff provides the following services on a regular basis:
  • Reviews all lease documentation and advises accordingly to meet all of the requirements of the agreement.
  • Collects rent and other necessary revenues as the lease provides.
  • Maintains applicable lease clauses germane to each tenant.
  • Visual inspections for any upcoming problems at least three times per week or more.
  • Meets with tenants, venders and contractors to ensure property maintenance of the property.
  • Pays all applicable bills and expenses pertaining to the property
  • Sends monthly comprehensive reports to owner for their review.
  • Manages properties on ground leases and maintain the agreements.
The property management reports provided to you monthly detail all income and expenses, both monthly and year-to-date. This information is specifically set up for your property and can be tailored to meet any individual requirements that you or your accountant may desire. Budgets are set up and maintained as necessary to facilitate the most cost effective management possible.
